Parks Storage and Rentals Lease Agreement
Parks Storage and Rentals (owner) hereby leases storage unit(s) located at 829 South in Cass Township of Huntingdon County to (renter) beginning 10/15/2025. This lease will run on a month to month basis and the renter agrees to provide the owner with a 30 day notice prior to the premises being vacated.
The renter agrees to pay the owner the amount of $75 plus tax per unit per month on or before the 1st of each month to: Parks Storage and Rentals -- 8487 Hidden Haven Dr., Mapleton Depot, PA 17052.

Please initial each Item to indicate that the renter has read and understand the lease expectations.
The renter is responsible for providing a lock to secure their unit, only one lock is to be placed on a unit at a time.

The renter is prohibited from having any illegal items, materials, or substances on or around the premises.

The renter agrees to not make any changes or alterations to the premises.

The renter agrees upon vacating the premises to sweep the unit and leave in good condition.

The renter will not assign or sublease their unit.

The renter understands that the owner does not provide any security alarn system or other security for the premises.

The renter understands that their possessions are stored on the premises entirely at the risk of the renter.

The owner is not responsible for carrying any insurance to cover the renter's possessions.
(Required)
The renter agrees to pay a $40 Non-Sufficient Funds fee for each check that is returned to the owner for any reason.

If rent is more than 3 days late, the renter agrees to pay a late charge of $15 and $2 for each day thereafter.
(Required)
If after 30 days payment is not made, the owner reserves the right to place a lock on the unit and hold property as collateral until payment in full is made. Any attempt to remove contents once a lock has been placed will be considered theft and the State Police will be contacted.

After a period of 60 days if no payment is made, the contents of the unit will be considered abandoned. The owner will have the right to remove and dispose of any abandoned property in any manner determined by the owner. The cost of removal and disposal of abandoned property will be applied to the unpaid rent and the total balance will be submitted to the local magistrate for collection.

If the owner sells the property during the lease or any renewal term, the owner has the right to terminate this lease.

Renter has Fewer Rights than Mortgage Lender
The owner may have a mortgage on the property. The rights of the mortgage lender come before the rights of the renter. The renter may be waiving or giving up renter's rights. The renter understands that if there is a foreclosure, the new owner will have the right to end this lease.
Entire Agreement
This lease is the entire agreement between owner and renter. No spoken or written agreements made before are a part of this lease unless they are included in this lease in writing. No waivers or modifications of this lease during the term of this lease are valid unless in writing signed by both owner and renter. If the renter violates or breaks this lease in any way, there will be a $75 charge for each violation and the owner reserves the right to terminate the lease immediately.
